Applying for a home

Being a successful applicant for a property does not guarantee that you will get the property. We have to check it is right for you and you are right for the property using the Applicant Procedure flowchart.

We agree a local lettings plan with the local council for new developments and these are published with the new homes advert.

There are a number of circumstance where we will not house someone if they:
• have a proven history of anti-social behaviour
• have a history of persistent rent arrears
• present a known significant risk to the community
• are owner occupiers in good health owning adequate properties, and/or have the opportunity (financial or otherwise ) to meet their housing needs
• have sufficient  financial resources to meet their own housing need.

Our Allocations Strategy is how we plan allocation of our rented homes.

New tenants

All new tenants are given a 12 month Starter Tenancy, this is an Assured Shorthold Tenancy.  This means if you do not pay your rent or are guilty of anti-social behaviour then using this trial tenancy you have less rights and if need be, can be evicted.

At the end of 12 months your tenancy will automatically become an Assured Tenancy, unless there have been any serious issues.

Code of Conduct

For the benefit of all our tenants and neighbours we ask you agree to a Code of Conduct.  

Lettings Service Standards

These standards have been agreed in consultation with our tenants.

1. We will contact an applicant within one working day of receiving the full applicant details for a property and explain what happens next.
2. We will visit an applicant within three working days of our first contact with them.
3. We will contact an applicant within three working days of the home visit to update them as to the progress of their application.
4. We will ensure that a property is let in good condition and looks and smells clean.
